Lokasi CBD (Central Business District) Pada Wilayah Kota Manado

Kawasan komersial atau pusat bisnis di Kota Manado telah mengalami pergesaran ke wilayah baru di kawasan reklamasi. Pergeseseran kawasan komersial ini menarik untuk dilakukan kajian guna mengetahui lokasi pusat bisnis yang baru. Tujuan utama penelitan ini adalah untuk mengidentifikasi lokasi CBD ((Central Business District) pada wilayah Kota Manado. Menggunakan alat analis statistik deskriptif, penelitian ini menjelaskan identifikasi lokasi CBD. Metode identifikasi lokasi CBD menggunakan teori lokasi tanah dan aplikasi teknologi digital pencahayaan di waktu malam hari (Night Time Lights). Hasil penelitian menunjukkan bahwa lokasi CBD berada kawasan komersial meliputi kawasan Megamall Manado, dan kawasan Megamas Manado, serta kawasan Manado Town Square, yang secara adminstratif berada pada Kecamatan Wenang dan Kecamatan Sario, dan dikenal dengan kawasan Boulevard. Harga tanah pada kawasan CBD secara statistik rata-rata sebesar 7.416.088,00 rupiah per meter persegi (ceteris paribus).
